The proposed development includes approximately 220 apartments across three buildings, plus a landmark public library and community hub for Marrickville Council. The proposed library will be situated within the historic Hospital Ward building of the former hospital.
Mirvac has also committed to dedicating a minimum of four per cent of the apartments for affordable housing to Marrickville Council, along with 1,200 square metres of public open space.
Mirvac’s Head of Residential, John Carfi, said, “We are thrilled to have been chosen to deliver this mixed-use project which will provide residents of Marrickville with a much needed new library and community facilities.
“The project provides Mirvac with a fantastic opportunity to showcase the strength of our integrated model and deliver a development that is respectful to the site’s heritage while meeting the needs of the broader community.
“Our capability has been demonstrated over many years across a range of projects, most recently at nearby Harold Park where we have successfully developed new housing and are progressing the adaptive reuse of the heritage-listed Tramsheds.
“Demand for quality new residential product in Sydney’s inner-west remains strong and we look forward to working closely with Marrickville Council in delivering this unique project."
Located just seven kilometres from Sydney’s CBD, the former Marrickville Hospital site occupies a premium, elevated position close to public transport, retail services, schools, parks and sporting facilities.
The project is forecast to deliver returns that exceed Mirvac’s IRR target, with contributions expected to be realised in FY19.
